Lakeway's housing reflects its evolution from lakeside resort to full-time suburb. The city holds a broad mix of established single-family homes on tree-covered hillside lots, golf-course and master-planned communities, and a significant stock of waterfront and lake-view properties along Lake Travis. Early construction favored second-home and retirement-oriented styles, while later phases added larger family homes and estate properties. Condominiums and townhomes cluster near the lake and resort amenities. Because much of the city is built into Hill Country terrain, lot sizes and setbacks vary widely from street to street, giving neighborhoods a varied, often wooded, low-density feel.

Lakeway's neighborhoods trace a progression from the lake outward. The original lakefront core, near the marina, resort, and the early golf courses, holds many of the city's waterfront homes and condominium properties. The Hills of Lakeway, a large master-planned golf community, occupies a prominent upland setting with its own course and amenities. Newer hillside and hilltop subdivisions, including the area around Serene Hills Elementary School, add family-oriented homes with Hill Country views. The result is a city of distinct districts — lakefront, golf-course, and hilltop — rather than a single uniform housing pattern.

Lakeway pairs the leisure of lake life with the polish of a resort-founded community. Boating, fishing, paddleboarding, and lakeside entertaining set the recreational tone, while golf, tennis, swimming, and a network of trails round out the active lifestyle. The Lakeway Resort and Spa, a full-service hotel on the lake, anchors hospitality and events. Dining and shopping in Lakeway are convenient and locally oriented, with the broader offerings of Bee Cave, the Hill Country Galleria, and downtown Austin a short drive away. Community events, youth sports, and a strong parks program keep the city lively for families and retirees alike.

Most of Lakeway falls within Lake Travis Independent School District, one of the Hill Country's most sought-after districts. Campuses serving the area include Lake Travis High School, Lakeway Elementary, and Serene Hills Elementary, among others, with some nearby neighborhoods served by Leander ISD. The district's reputation is a principal draw for families relocating to the Lake Travis area, and its schools are tightly woven into the community's identity. Private and preschool options add further choice for younger children.

Lakeway sits between Ranch to Market Road 620, which runs along the city's eastern edge toward Austin, and State Highway 71 to the south, the corridor leading to the Hill Country and toward Austin-Bergstrom International Airport. Commuters typically reach downtown Austin in about 25 miles via RM 620, the 183 corridor, or Highway 71. The area is car-dependent, and most residents drive to employment centers in Austin, Bee Cave, and the surrounding Hill Country. The city's position west of Austin means commutes can lengthen at peak hours, a familiar trade-off for lakeside living.

Lake Travis is Lakeway's defining recreational asset — a long impoundment of the Colorado River and one of the Texas Highland Lakes, offering boating, water skiing, wake sports, and fishing across its many coves and channels. On land, the city maintains roughly 100 acres of parkland and trails plus nearly 500 acres of greenbelts, alongside golf at The Clubs at Lakeway and The Hills of Lakeway. The Lakeway Swim Center, tennis courts, and a skate park add year-round facilities. The surrounding Hill Country extends recreation further, with parks, wineries, and open space throughout the Lake Travis region.
